Since September 2015 I have been working for the Texas A&M University System as a Construction Project Manager. I am currently a Design Project Manager working on projects at Texas A&M University - Galveston, Texas A&M University - College Station and West Texas A&M University, Canyon.

2011 - 2014 I worked for Munoz & Co, an Architecture Firm in San Antonio, as a Construction Administrator on the Texas A&M San Antonio Central Academic Building and the UT Health Science Center - San Antonio , on the Academic Learning and Teaching Center. I also was involved with several City of San Antonio and Bexar County projects.

I have over 15 years experience in managing higher education capital improvement projects. From
2001 - 2011 I was with the Office of Facilities Planning and Construction at The University of Texas System. My last project was a 130 million dollar research facility for the UT Health Science Center San Antonio. My involvement with this project included participating in the RFQ and RFP selection process for the Construction Manager at Risk, assisting the PM with budget development, schedule, review of project construction documents, and reviewing submissions for accuracy and compliance for University standards and contractual requirements. After award of the GMP I reviewed and approved construction contracts, change orders and managed the project buy-out. I also managed the CM and design consultants during the construction phase, including direct supervision of three project inspectors. .

    Act on behalf of Facilities Planning & Construction (FP&C) as a project customer service representative to clients affiliated with assigned projects . Act as a liaison for the coordination of pre-construction and construction activities with the client. Maintain and report project budget and schedule conditions. Provide Quality Assurance by reviewing the work of project team members to ensure compliance with construction contract requirements and design standards throughout all phases of the project including but not limited to, daily or periodic inspections of site activities of contractor and third party consultants, interpretation of contract documents, approvals for payment, review of proposals for additional work or time, and verification of proper performance of all building systems and equipment. Manage the closeout process from Substantial Completion through training, furnishing, certification of systems, commissioning, and financial closeout of contracts.

    As a PM IV I ensure contract documents are developed in accordance with applicable codes, design standards, master plan requirements, and are in accordance with the approved program and project authorizations. Ensure project architect/engineer submits required design documents to
    appropriate authorities inside and outside of the A&M System for approval. Act on behalf of Facilities Planning & Construction (FP&C) as a project customer service representative to clients affiliated with assigned projects. Organize and support design meetings required to ensure all project deliverables are met. Conduct design initiation meeting for all phase of the design. Provide Quality Assurance by reviewing the work of project team members to ensure compliance with construction contract requirements and design standards throughout all phases of the project. Prepare Requests for Qualifications and Requests for Proposals. Negotiate and prepare architectural/engineering, construction, and third party contracts. Prepare project materials for submission and/or approval by The Texas A&M University System Board of Regents, Texas Higher Education Coordinating Board, and applicable campus administration personnel and organizations.
